So I don't really know where the money is going, which is an issue. New TL DR: 2018 audit shows that management was getting $211k, landscaping was $530k and other random costs that was unknown to us and they recently did a HOA hike from $426 to $498. I am going to the HOA meeting the end of this month to break down the costs even more. Looking through the annual costs, it's about $110k for the reserves and $50-60k for plant maintenance/cleaning + pool stuff. (completely different story about the reserves issue) With this increase they didn't bother to ask the homeowners and decided to do this themselves. The HOA recently upped their costs from $420ish to about $480 due to "increased costs from materials to minimum wage and to replenish the reserve".
